Property Management Services
There are two types of services we offer to owners regarding the management of their properties. The first is securing a tenant and the second is managing the property.
Securing the tenant: In order to find a tenant, ParkSide Properties, LLC, lists the property “for rent” in MLS, Realtor.com and other websites. We include multiple photos of the home & a detailed description. The home is then shown to prospective tenants. Once someone is interested in the property, then the prospective tenant pays the $75 application fee and is given the application and release form to allow PSP to pull the prospective tenants credit. The application is then processed and a thorough investigation of their history is done. We then turn the information over to the owner for their final decision. If they choose to rent the home to the prospective tenant then a lease is completed by PSP, the deposit and first month’s rent is collected. The owner then has the option of ending our services there and paying the referral fee for assisting them with securing their tenant. The fee for that service is: 50% the first month’s rent.
Property Management: If the owner chooses to hire us for property management, then the fee is 12.5% of the monthly rent. We collect the rent on the first of the month, deposit the rent, and then cut the owners checks by no later than the 5th of the month. Any repairs needed on the home are handled by PSP. The bills are “cc’d” to the owner and the deduction for the repairs comes out of the next month’s rent. The owner receives the remainder after the property management fee & any repairs fee is deducted.
If in the event the tenant does not pay the rent, then eviction proceedings begin and the owner is immediately notified. If a lease is being renewed, the renewal fee is 27.5%.
